The unique Champia "Guided Tour" Home Inspection
We strongly encourage you to be present at the inspection. It is a great opportunity to examine a property in detail for the first time. Champia is unique in Atlanta - giving our clients a "guided tour" of the property. We take the time to explain and answer your questions on what features are in the house as well as hands-on demonstrations on how to operate major systems such as air conditioners, heaters and pumps. We also focus on providing hints and tips on maintaining your house - information that can preserve and maintain the value of your new investment.
Of couse, our inspectors will be glad to discuss any issues or concerns you might have. Houses can be complicated structures, but our home inspectors make it undstandable and managable.
The Champia Home Inspection Process
A typical inspection will last approximately three hours (larger homes will take longer) and will cover every aspect of the property.
At the end of the inspection, the inspector will complete a detailed report on all features inspected, as well as a concise, printed Summary Report outlining all major issues that we have discovered. The inspector will discuss the Summary Report with you and your agent and answer any questions.
The following is a highlight of our inspection process, as outlined by the ASHI Standards of Practice:
- Structural System. We examine the foundation, basement or crawlspaces, attics and overall construction of the house. We focus on issues specific to the Atlanta area such as water and moisture problems.
- Exterior. All exterior surfaces and attached features including decks and balconies. Whether it is brick, siding or stucco, we look for signs of damage and potential troublespots.
- Roof System. When possible, we will perform a physical inspection of the roofing structure including skylights and chimneys.
- Plumbing System. We inspect both supply and drainage systems including the water heating system. We will also locate all primary water shutoff valves.
- Electrical System. We inspect the electrical panels, testing for safety hazards.
- Heating System. Normally, we will run and test the heating system, checking for gas leaks and carbon monoxide where applicable.
- Air Conditioning System. Weather permitting, we will perform a test on the air conditioning system. We will check the system's overall performance and if any potential problems might arise.
- Interior. We perform a complete visual and physical inspection of all accessible areas inside the house, including kitchen, major applicances, and the garage.
- Insulation and Ventilation. We inspect all visible insulation materials and ventilation systems.
- Fireplaces. All fireplaces are checked for potential hazards including gas leaks.
Champia also offers Radon Gas testing as an option.
All Champia inspections adhere to the standards of the American Society of Home Inspectors (ASHI).
